To insure excellence in real estate services, I have implemented an innovative new team approach to assist our clients throughout the home buying or selling process. 

Having a team of people to work on our client’s behalf when a home is being bought or sold means nothing is left to chance. Each member of our team has specific responsibilities, which help to insure a smooth process in the purchase or sale of real estate. As an experience real estate professional, my responsibility is to list and sell real estate, negotiate all offers, find solutions for problems which arise in the course of a transaction, provide council to clients, manage a marketing campaign for my listings, and network with real estate agents for the benefit of clients. 

There are many other things which must be accomplished in the course of a real estate day, and that is where the team comes in to provide the necessary support.  

The team approach to providing better real estate services is being implemented by top producing agents throughout the country. Of course there are many ways to measure success, but the highest complement we receive from our clients for the way in which we conduct our business is the referral of their friends, family and business associates.

First Time Buyers >Inspection Contingencies

Many of today's purchase offers include a contingency clause that allows the buyers to hire a home inspector or professional expert to inspect the property. If there is a significant defect in the property, the buyer can cancel the contract without losing the earnest money deposit. Contingencies are excellent procedures that protects both the buyer and the seller.

The time period for inspection contingencies is negotiable. In most parts of the country, the buyers have about a week in which to cancel the contract if the structural inspection reveals a serious and consequential defect. The positive side to such contingencies is that the inspection usually addresses--and overcomes--the buyers' misgivings, and confirms their decision to move ahead with the purchase.
